Bridge Investment Group is seeking a highly skilled and adaptable Floating Service Manager to support our communities by delivering hands-on maintenance expertise, stabilizing operations, and restoring structure in environments that may be facing staffing gaps or elevated maintenance challenges.

This leader will play a critical role across multiple markets by ensuring our properties meet Bridge standards for quality, safety, compliance, and resident satisfaction. The ideal candidate is calm under pressure, highly organized, and capable of stepping into diverse and sometimes chaotic situations with confidence and professionalism.

This role requires extensive travel (approximately 60%, or three weeks per month) to support properties in need across Bridge’s portfolio.

Responsibilities Include:

  • Support maintenance and facilities operations across multiple properties experiencing staffing gaps, instability, or elevated workload.
  • Serve as the temporary on-site Service Manager, bringing structure, consistency, and stabilized operations.
  • Perform and oversee maintenance tasks involving electrical, plumbing, carpentry, masonry, painting, HVAC, and general building systems.
  • Maintain, repair, and replace HVAC systems, with the ability to adapt to regional variations across different markets.
  • Conduct unit turns and prepare make-ready units for new move-ins.
  • Execute and reinforce preventive maintenance programs to ensure full compliance with organizational standards.
  • Complete minor pool maintenance and ensure all pool operations are in compliance with safety requirements.
  • Oversee vendor and contractor work to ensure quality and adherence to Bridge expectations.
  • Assist with grounds upkeep including trash removal, sidewalk sweeping, and light landscaping as needed.
  • Ensure compliance with safety practices, Fair Housing laws, and all local, state, and federal guidelines.
  • Conduct property walk-throughs to assess maintenance needs, system performance, and operational gaps.
  • Support due diligence activities across multiple markets when requested.
  • Communicate effectively with residents, onsite teams, regional leadership, and corporate partners.
  • Serve as a strong representative of Bridge and uphold maintenance and facilities standards across all supported communities.

What You Should Bring:

  • High school diploma or equivalent required.
  • EPA certification (required)
  • CPO certification (required)
  • Minimum 5 years of experience as a Service Manager
  • 10+ years of total maintenance experience (e.g., 10 years as a technician + 3 years as a manager).
  • Strong technical knowledge across building systems including mechanical, electrical, plumbing, HVAC, and structural components.
  • Demonstrated ability to step into high-pressure or disorganized environments and bring structure and operational stability.
  • Strong leadership, organizational, and communication skills, with the ability to guide and support on-site maintenance teams.
  • Experience supporting multiple markets or multiple properties simultaneously is preferred.
  • Ability to perform emergency repairs as needed.
  • Ability to climb up to 40 feet.
  • Proficient in maintenance/facilities management systems and Microsoft Office Suite.
  • Able and willing to travel 60% of the time, based on business needs.
